Q: Will you be listing my house on the MLS or actually buying it?
A: While listing on the MLS is a good way to get a lot of exposure for a sale, that method comes with costs and agent’s fees. We choose to avoid these unnecessary expenditures. We will either buy your house ourselves or it will be bought by one of a number of local investors who we work closely with and we will facilitate the deal.

Q: How do I know your offer price is a fair one?
A: There are many factors that go into determining how much we can offer for your house. The first thing we look at is its location and how much other houses around it have sold for recently. Next, we evaluate what condition it’s in currently and what repairs need to be made. Then we look at its title to see if there are any liens against it or if any taxes are owed. Depending on the situation, we may also look at what similar houses in the area are renting for too. Our goal is to craft an offer scenario that works for everyone involved in all sides of the sale.

Q: Are there any fees or commission to work with you?
A: No! That’s one of the main reasons why it makes so much more sense to sell to us rather than list with an agent. Agents make their money by charging you to sell your house. We are buying your house directly, so we don’t use an agent on our side either. This saves both of us lots of money. Most of the time, we will pay all the closing costs too. If you are already under contract with an agent, you have two choices; you can wait until that listing expires then call us or have your agent call us. We will craft an offer that makes sure your agent is paid their fair share.

Q: How quickly can you buy my house?
A: Another valuable reason why it’s smart for you to sell your house to us rather than list it with an agent is the time factor. When an agent lists your house on the MLS, it can often take months or sometimes years to find a buyer. Then, depending on its condition, the buyer may insist you make repairs before closing. On top of that, it usually takes several weeks for the buyer to actually secure their financing to be ready to close the sale. When you sell to us, we accept the house in as-is condition. There is no waiting while the house is listed to find a buyer. We don’t have to wait on financing. Our timeline is usually slashed to a month or less.

Q: What happens when I call you? Am I under any obligation?
A: You are under no obligation whatsoever. When you call, we will ask you a few important questions about your property so that we may do our research. Then we will reach out to you to schedule a walk-through. After that walk through, we will get back with you to discuss your needs. With a clear understanding of your needs, we will make you a fair offer. It is entirely up to you whether or not you choose to accept the offer. Ask any questions you think of. It is important you fully understand our offer. If you do choose to accept the offer, we will spend a short, agreed upon period of time to do a deeper due diligence, just to make sure we don’t encounter any surprises. After that, we go to the title company to close the transaction and you get paid. The whole thing can take less than one month.
